Last year, the Daily Mail and other outlets had detailed plans for what would happen with all of the palaces and castles once QEII passed away. It was said that QEII was giving over more of the daily management to Charles at the time, and he was already making plans for where he would live as king and what properties he would give to William and Kate, and which ones he would sell or give up entirely. As we’ve all watched the king go out of his way to snub his younger son, I think it’s safe to say that the Sussexes’ lease on Frogmore Cottage is in danger long-term, if they want to renew it when it’s up. The Sussexes just renewed their lease this spring, and I don’t know if they have to do in one-year or two-year cycles, but in any case, it’s very short-term. Well, Richard Kay at the Mail doesn’t know anything about that, but he’s got some other interesting royal real estate drama:

Charles will move into Buckingham Palace: It was only a few months ago that the then-Prince of Wales let it be known that as King he would live at Buckingham Palace. It was intriguing that it even needed to be said, but then uncertainty has long hovered over his plans. Unquestionably, he has never much liked the place, complaining that it was too large, too impersonal and too draughty.

Will Charles keep Clarence House? It has been suggested he would prefer to keep the much smaller Clarence House, which he and Camilla have turned into a comfortable home, while using the Palace as a working base and for banquets, receptions, garden parties and investitures. In other words, it would be treated as the ‘office’ and he would commute there each day up The Mall. Supporting this theory is the fact that Charles is also keen on opening the Palace more to the public. One factor that may delay any proposed move is that Buckingham Palace is midway through a ten-year, £369 million taxpayer-funded renovation and living among a building site is not a prospect the 73-year old King is looking forward to.

All the King’s homes: Apart from Clarence House, they include Highgrove, his family home near Tetbury in Gloucestershire, and his adored Scottish retreat, Birkhall, on the Balmoral estate. He has described the stone-clad lodge, which also passed to him after the death of his grandmother, as ‘a unique haven of cosiness and character’. But its real charm lies in its grounds, bordering the River Muick, which he has transformed into a peaceful sanctuary. Then there is the Castle of Mey in Caithness — another of his grandmother’s former boltholes where he likes to spend ten days each summer, Dumfries House, the Palladian mansion in Ayrshire he saved for the nation, Llwynywermod, his Welsh cottage and an estate in Romania.

Giving Windsor Castle to the Waleses: The destiny of Windsor Castle, for 1,000 years the oldest and largest occupied castle in the world and the home of Britain’s royalty, is the most intriguing. It is said Charles does not like the castle and finds it too noisy: it lies under the flight path for Heathrow airport. That was not always the case: as a child he loved exploring its ancient rooms, accompanied by the Queen Mother who told him the history of the treasures and artworks they displayed….There has been a suggestion that he is planning to let William and Kate live there. However, that will not happen immediately as the new Prince and Princess of Wales have only just settled into their own home in Windsor, Adelaide Cottage.

Will he give up Highgrove? The idea seems unlikely to come to pass, as the Duchy is now under the control of William who would have the final say on what happened to Highgrove. (As Prince of Wales, he is technically his father’s landlord.) Camilla, who has her own home in Wiltshire, is said to be less attached to Highgrove. According to her biographer Penny Junor, she would ‘not be sad to see Highgrove go . . . It is Diana’s house. It is not hers.’

Charles will keep Birkhall: Meanwhile the King intends to keep Birkhall as his main retreat in Scotland. Its peaceful location has played an important part in helping Charles through many domestic crises. It is also where he and Camilla spent their honeymoon.

Will he hand over Balmoral? This could mean a radical change for Balmoral Castle, the royals’ main home on Deeside and where the Queen died on September 8. One idea that has been floated is that the King is considering handing the castle over to the nation to celebrate the memory of his late mother. This, however, could put him at loggerheads with his siblings and their families, who have grown used to having the castle at their disposal. But as a courtier cautioned: ‘They can take nothing for granted. Just because the Queen did it this way does not mean the King will.’

Allocating: The cottage in Wales may be handed to William, while the retreat in Romania, which is run as a guesthouse, will probably be quietly sold.

The grace-and-favor homes: But there is one home about which there is more speculation than most — Royal Lodge, Prince Andrew’s grand, Grade-II listed pile in Windsor Great Park. Without the protection of the Queen, many will wonder just how long he can remain there. Once the weekend retreat of the Queen Mother — it was where she died in 2002 — the 30-room house on which he has a 75-year lease has been Andrew’s since selling Sunninghill Park, his former marital home.

Anmer Hall: Will William and Kate retain ten-bedroom Anmer Hall, on the Sandringham estate, which was a wedding gift from the Queen? With their lives now revolving around Windsor and with so many other homes potentially available, do they even need it?

Frogmore Cottage: And what of Frogmore Cottage? The Georgian house with the deceptively humble name was given to Harry and Meghan only for them to turn their back on Britain. Since their departure for California it has occasionally been used by Harry’s cousin Princess Eugenie, her husband Jack Brooksbank and their son August. As Charles mulls over his plans to streamline the Royal Family, might Frogmore Cottage be an early victim of that modernising zeal?

Considering all of the royal properties are now under King Charles and the Prince of Wales’s purview, I would assume that they both have better things to do than kicking out Harry and Meghan before their lease is up. But let’s not forget that Charles and William are incredibly petty and devious, so I do think Frogmore Cottage will be “over” for the Sussexes within the next year. They’ll probably position it as “Harry chose this” but really, Charles will kick him out. Plus, I have no doubt that William is already moving into Windsor Castle. Kate can stay at Adelaide Cottage for the time being, surely. The most interesting piece of information is the idea that Charles might give Balmoral to the nation.

That would be honorable and kingly, which makes me doubt it will happen thus. The leaker wanted Harry and Andrew turfed out, since repeated in this recent article. It included that the York sisters should be iced, they made notes and adjustments. This article is a bit softer with malice towards the spares especially Harry. They wanted him disinherited, in this case it is unclear why it was even written. I suspect it is the same leaker. Reply Siobhan says: September 19, 2022 at 11:35 am I believe that (most) of the royal family knew for the past year and certainly for the past 6 months or so that the queen had a terminal illness and wouldn’t live past a year or so. I’m not sure if Harry knew the full extent of this – my guess is that courtiers/family members may have wanted to keep Harry and Meghan from leaking anything about the queens health to any media sources (or at least this is what the royal family would say the reason was if in fact he didn’t know as much about her health as other family members). I think Kate and William knew about her diagnosis whatever it was (I’ve heard bone cancer) and that they also knew from private talks with Charles that they would be getting Windsor Castle some time after she died. I think they wanted to get into a house on the Windsor Estate now so that they would be there by the school year starting – knowing that they wouldn’t have to stay there long. Maybe it’s not Kate’s separation house after all. Though I could also see how it would ultimately be meant as her separation house with William living at Windsor. It’s all starting to make more sense than William living at Kensington and shuffling the kids between Kensington and Windsor. Now to the extent they get shuffled at all, it would be between Windsor Castle and Adelaide. Maybe Adelaide will be a she shed for when they have fights and Kate will have her own quarters in Windsor as well. That doesn’t make sense if they knew the Queen was going to pass. Also, the queen passing doesnt mean they needed Windsor Castle. Charles lived at Kensington Palace as Prince of Wales. I do think at this point its likely that William will have rooms in Windsor, and that works with the queen’s failing health – like if during the course of this search, the Queen became sick (remember her health first became an issue last November), and the search pivoted to the Windsor estate itself for Kate bc William was going to move into Windsor, at least part time. Getting cancer in your 90s is extremely are, more so after age 95. Frailty and congestive heart failure are more likely causes for her passing away. Indeed, there was a rather shocking cadaver study that showed that 90-some percentage of the cadavers in their 90s had previously undiagnosed thyroid cancer. There are just some cancers that you are likely to get if you live to be in your 90s. It is no accident that they stopped to visit on their way to Europe. She shared that info with them, to prepare them for the inevitable. Whatever country it was, she became beloved for her service during WW1, actually doing useful things. I wonder if the estate is connected her somehow. She personally represented Romania at the Paris Peace Conference after the war, getting them much better terms than had been expected, largely due to her charm and diplomacy. People did not turn down her invitations. She later toured the US, looking to forward the cause of Romanian independence and expansion. I read a very interesting biography of her years ago. I was curious because there are so many references to her in 30s movies – “Who do you think you are, Marie of Romania?” There were so many saga generational novels back in the 60s-80s. They seemed ridiculously impossible, then you read the bio of Marie of Romania. Oh, and three of her children sat on thrones in the Balkans. Of course, it all ended when the Iron Curtain fell, but she held up to the slander. Sorry to ramble, I’ve hit the wall on watching the funeral. I think even Sandringham is open sometimes (I know the grounds are definitely open and there’s a cafe lol.) I’ve also been to a few other privately owned estates like that, and many of them are available for weddings and other events too, as well as touring. BRF should open up more to the public, nobody needs all those buildings sitting empty most of the time, and revenue could go to maintaining them, and some local charities. Funded by the taxpayers no less, who are currently having to choose between food and heat……… Reply SnoodleDumpling says: September 19, 2022 at 1:09 pm Oh, yeah, of course the power stays on, the thermal inertia of mansions like that is ENORMOUS so it can take days or weeks of the heaters/coolers running nonstop to bring it up (or down) to the standard ‘in-use’ temperature range. Keeping the power on and keeping the temperature stable is cheaper in the long run. Plus, the caretakers do tend to live in-house and would prefer to having working power. And all the furniture, paintings, and art objects would degrade more and faster with temperature swings like that, and I’m pretty sure most of that in their mansions and such actually belongs to the government so can’t really be having the mismanagement of that stuff be TOO obviously wasteful and bad. @Anastasia, no one’s lease is safe. To my knowledge, Kate and William have taken over three properties, Anmer, apartment 1A and now Adelaide cottage, that had tenants in them on a lease. The royals think nothing of breaking a lease and kicking a tenant out; and, I think that would apply to another Royal as well.

If it were easy to do, Kate would very likely have taken FC just because she could. The other people probably got worn down into a buyout or didn’t challenge.

There was an earlier article from Dan Wootton, which have since panned out. The leaker wanted Harry and Andrew turfed out, since repeated in this recent article. It included that the York sisters should be iced, they made notes and adjustments. This article is a bit softer with malice towards the spares especially Harry. They wanted him disinherited, in this case it is unclear why it was even written.

I suspect it is the same leaker.

I believe that (most) of the royal family knew for the past year and certainly for the past 6 months or so that the queen had a terminal illness and wouldn’t live past a year or so. I’m not sure if Harry knew the full extent of this – my guess is that courtiers/family members may have wanted to keep Harry and Meghan from leaking anything about the queens health to any media sources (or at least this is what the royal family would say the reason was if in fact he didn’t know as much about her health as other family members). I think Kate and William knew about her diagnosis whatever it was (I’ve heard bone cancer) and that they also knew from private talks with Charles that they would be getting Windsor Castle some time after she died. I think they wanted to get into a house on the Windsor Estate now so that they would be there by the school year starting – knowing that they wouldn’t have to stay there long. Maybe it’s not Kate’s separation house after all. Though I could also see how it would ultimately be meant as her separation house with William living at Windsor. It’s all starting to make more sense than William living at Kensington and shuffling the kids between Kensington and Windsor. Now to the extent they get shuffled at all, it would be between Windsor Castle and Adelaide. Maybe Adelaide will be a she shed for when they have fights and Kate will have her own quarters in Windsor as well.

That theory almost works except that the house hunting started last summer, with the Cambridges looking for a private estate that they were going to have to pay for. That doesn’t make sense if they knew the Queen was going to pass. Also, the queen passing doesnt mean they needed Windsor Castle. Charles lived at Kensington Palace as Prince of Wales.

I do think at this point its likely that William will have rooms in Windsor, and that works with the queen’s failing health – like if during the course of this search, the Queen became sick (remember her health first became an issue last November), and the search pivoted to the Windsor estate itself for Kate bc William was going to move into Windsor, at least part time. The insistence on keeping KP and Anmer is what just adds another level to this.

Could AC be used as a guest house? I could see Kate and William living separately in the castle itself. I am sure it’s large enough they could do that. That would also mean they can be seen leaving together for joint events if they are under one roof.

Do these properties have restrictions regarding long-term stays of non royals? Like could the Middletons move to AC or at least use it as a weekend getaway?

I’m suspicious about the cancer rumors. Getting cancer in your 90s is extremely are, more so after age 95. Frailty and congestive heart failure are more likely causes for her passing away.

@aengus, people in the 90s are diagnosed with cancer; it is not uncommon. Indeed, there was a rather shocking cadaver study that showed that 90-some percentage of the cadavers in their 90s had previously undiagnosed thyroid cancer. There are just some cancers that you are likely to get if you live to be in your 90s.

Harry and Meghan were in constant contact with the Queen, moreso since they stepped down. It is no accident that they stopped to visit on their way to Europe. She shared that info with them, to prepare them for the inevitable. I don’t think anyone intuit that the end would be so soon, and I cannot think of any reason for Harry to become a leaker to the press. He despises their behaviour and tend to openly identify with what he has to share, which in almost cases is to set the record straight.

Marie of Romania! She was a granddaughter of Queen Victoria and a famous beauty. She was incredibly popular, becoming a nurse during WWI. She personally represented Romania at the Paris Peace Conference after the war, getting them much better terms than had been expected, largely due to her charm and diplomacy. People did not turn down her invitations. She later toured the US, looking to forward the cause of Romanian independence and expansion.

I read a very interesting biography of her years ago. I was curious because there are so many references to her in 30s movies – “Who do you think you are, Marie of Romania?” There were so many saga generational novels back in the 60s-80s. They seemed ridiculously impossible, then you read the bio of Marie of Romania. Oh, and three of her children sat on thrones in the Balkans. Of course, it all ended when the Iron Curtain fell, but she held up to the slander.

Yes, I’ve visited Windsor, Kensington, and Hampton Court, all were open to touring. I’ve also been to a few other privately owned estates like that, and many of them are available for weddings and other events too, as well as touring. BRF should open up more to the public, nobody needs all those buildings sitting empty most of the time, and revenue could go to maintaining them, and some local charities.

Oh, yeah, of course the power stays on, the thermal inertia of mansions like that is ENORMOUS so it can take days or weeks of the heaters/coolers running nonstop to bring it up (or down) to the standard ‘in-use’ temperature range. Keeping the power on and keeping the temperature stable is cheaper in the long run.

Plus, the caretakers do tend to live in-house and would prefer to having working power. And all the furniture, paintings, and art objects would degrade more and faster with temperature swings like that, and I’m pretty sure most of that in their mansions and such actually belongs to the government so can’t really be having the mismanagement of that stuff be TOO obviously wasteful and bad.

Idk how true any of this is but if they take away from more cottage then to me they’re essentially telling Harry (and only Harry because they already felt this way with meghan) not to come back.this coronation is going to be a mess. Charles would fly into a murderous rage and/or drop dead from a heart attack. The next state funeral would come sooner than we all expect, and/or William would – after a suitable mourning period – be free to take a new wife.

IMHO the royals should be making more use of their properties outside of London as official working residences, not just as holiday retreats. It was QE2’s practice to base herself at Holyroodhouse for just one week in June, when she would carry out her quota of Scottish engagements for the whole year. Hardly treating Scotland as an equal partner in the union, was it? And what a waste. If I were lucky enough to have a pad in Edinburgh I’d go there far more often!
